(If daily rate) The rate is applied to start and end dates. (If nightly rate no bullet)
If applicable, a one-time move-out cleaning fee of $150 will be applied to your first invoice.
Other amenities will be billed upon the start of your apartment or utilization of additional services and may be subject to further administrative charges.
Smoking is not permitted in Furnished Quarters’ apartments. A sanitation fee of $750.00 will be charged if smoke is detected in the apartment at any time.
Tenant/Occupant shall be obligated to pay Furnished Quarters a fee of $250.00 per item for any key, access card, parking garage remote, parking pass, or key fob given to Tenant/Occupant and not returned as instructed upon the termination of the Agreement Team or any extension. Tenant/Occupant shall be liable for any locksmith chargers (these may vary by the incident) on account of any lockout. Additionally, if the Tenant/Occupant changes or adds a lock to the apartment entry door, a fee of $500.00 will be charged as additional rent to the Tenant/Occupant.
2.) Arrival, Departure & Extension Rules:
Arrivals prior to (Arrival time) and departures after (Departure time) are subject to availability and additional charges.
If, for any reason, your residence will not be available on your move-in date, Furnished Quarters will provide an alternate residence of similar quality.
If non-extendable lease:
Your lease has a firm start and end date. Any lease extensions will be subject to availability at the time of extension request. Any lease extension, once agreed to, is non-cancellable.
If an extendable lease:
Your lease has a contracted end date. (7,14,15,30) days before your contracted end date, we will contact you to ask if you would like to confirm this end date or extend your lease further.
Should you choose to extend, your lease will remain extendable, and your new end date will be tentative until you provide a firm end date via email to firstname.lastname@example.org. We will continue to reach out (X) days before each end date to determine if you’d like to confirm departure or extend further.
Notice to vacate cannot be provided to create an end date earlier than the original tentative lease end date or any subsequent dates created via lease extension.
Upon completion of the initial term agreement or any subsequent extension, Furnished Quarters reserves the right to increase the rent.
3.) Cancellation Policy:
Cancellations prior to the Start Date must be submitted in writing via email. Agreements canceled more than 30 days before Start Date are subject to a cancellation fee of 20% of the first month’s rent. Agreements canceled less than 30 days but more than 7 days before the Start Date are subject to a cancellation fee of 50% of the first month’s rent. Reservations canceled 7 days or less before Start Date are subject to a cancellation fee of 1 month’s rent.
Cancellations after the Start Date are subject to the full contracted amount through the End Date.
Unless otherwise agreed upon, your payment will be processed as follows upon execution of this agreement: For stays 31 days or shorter, the total rent for your stay is due before moving in. For stays 32 days or longer with a Start Date between the 1st and the 15th, the first 30 days are due upfront. For stays 32 days or longer with a Start Date between the 16th and the 31st, the total rent for the balance of your first month and the rent for the entire second month is due upfront. Thereafter, rent is payable on the 1st day of each month unless the balance of your stay is less than a full month in which the remaining rent through your End Date is payable 30 days before your End Date.
Tenant is responsible for all rent and taxes for the initial lease period and any subsequent mutually agreed upon extensions. In the event, the Tenant/Occupant remains in possession of the apartment after the stated term expiration without Furnished Quarters’ consent, Furnished Quarters may collect rent from the Tenant/Occupant in an amount up to 1.5 times the prior rent, prorated daily for each day the Tenant remains in possession.
4.) Care of the Unit & Building:
Furnished Quarters reserves the right to inspect, repair, remodel, maintain, and show all apartment units, with advance notice given whenever possible.
Tenant/Occupant will be liable for any damage to the apartment and its furnishings or fixtures or the common areas of the Property due to negligence, neglect, or abuse by Tenant/Occupant, any occupant or invitee, or pets (including any extra cleaning or repairs required, in Furnished Quarters’ discretion). Tenant/ Occupant shall keep and maintain the apartment and its furniture and fixtures in a clean and sanitary condition at all times, and upon the termination of the Agreement Term or extension, surrender the apartment and its furnishings and fixtures in the same condition when received, ordinary wear and tear excepted.
Guests are encouraged to purchase renter’s insurance coverage. Guest further understands that Furnished Quarters is not a licensed insurance agent and is neither making an offer of insurance nor selling insurance.
5.) Sublet Policy:
Tenant and Occupant may not sublet or assign this Agreement. In the event of an attempted assignment or sublet, the Landlord may, at its option, terminate the Agreement, and the Occupant must immediately vacate.
6.) Communication Policy:
Tenant/Occupant agrees to receive email and SMS-text communication when applicable for marketing communications directly related to your reservation before and during the tenancy.
